A quality LVP plank has four layers:
- Wear layer, a clear protective coat that resists scratches, scuffs, and stains. Thickness is measured in mils; 12 mil is entry-level, 20 mil and above is what we recommend for most Brevard County homes.
- Photographic layer, a high-resolution image of real wood grain. Today’s printing technology is exceptional, most guests genuinely can’t tell quality LVP from real hardwood without touching it.
- Core layer, SPC (Stone Polymer Composite) or WPC (Wood Polymer Composite). Both are 100% waterproof and dimensionally stable in Florida’s humidity.
- Underlayment, many products include attached foam underlayment for sound absorption and underfoot comfort.

❌ Resale Value Is Not the Same as Hardwood
Real estate agents consistently report that buyers prefer real hardwood in luxury home segments. LVP does not hurt resale value — it’s viewed favorably over carpet and laminate — but it doesn’t add the premium that genuine hardwood provides. In the mid-range Brevard County market, LVP is neutral to positive for resale.
For most Space Coast homeowners, this isn’t a meaningful concern. But if you’re in a high-end home where hardwood is expected, it’s worth the conversation.
❌ Heavy Furniture Can Dent It
Concentrated weight from furniture legs, especially heavy items like pianos, refrigerators, or large sofas with small feet, can indent LVP over time. Furniture pads under all legs solve this almost entirely, but it’s worth knowing upfront.
❌ Quality Varies Enormously
This is the one that catches homeowners off guard most often. “LVP” covers a huge range of products, from $0.89/sq ft budget vinyl to $6/sq ft premium SPC. The cheap products scratch easily, feel hollow underfoot, and look artificial. The premium products are genuinely impressive.
If you bought cheap LVP and had a bad experience, you haven’t experienced what quality SPC LVP actually delivers. The spec that matters most: wear layer thickness, minimum 20 mil for households with pets or significant foot traffic.
❌ UV Fading in Prolonged Direct Sunlight
Some LVP products will fade over time in rooms with intense, direct sun exposure, a real consideration in Florida’s south and west-facing rooms. The fix: choose products with UV-resistant wear layers (most quality products include this, but confirm), and use window treatments in the most sun-exposed rooms.
