Why Florida Humidity Is Different From the Rest of the Country

Most flooring products are designed and rated for climate conditions found in the continental US, not for subtropical Florida. Here’s what makes our climate uniquely challenging:

Outdoor humidity is extreme. Brevard County averages 74% relative humidity annually, with summer peaks regularly above 90%. Every time a door or window opens, that moisture enters the home.

Indoor humidity is a constant battle. Even in air-conditioned homes, indoor humidity typically runs 45–55%. When the AC struggles, during a power outage, a unit malfunction, or an extended vacation, indoor humidity spikes fast, and floors start absorbing moisture within hours.

Concrete slabs hold moisture. The vast majority of Brevard County homes are built on slab-on-grade concrete foundations. Concrete is porous, it absorbs ground moisture and releases it upward into whatever flooring is installed above. Florida concrete slabs regularly read 75–90% relative humidity at the surface, well above the 75% maximum most flooring manufacturers allow for installation without a vapor barrier.

Flood and storm risk is real. Whether it’s a tropical storm, a plumbing failure, or a slow leak from an appliance, Space Coast homeowners deal with water events that many other states simply don’t face at the same frequency.

The result: flooring materials that perform perfectly in Atlanta, Dallas, or Phoenix can fail within 18 months in a Brevard County home if they’re not suited for our conditions.


Flooring Ranked for Florida Humidity: Best to Worst

🥇 #1 SPC Luxury Vinyl Plank (LVP): Best Overall

SPC LVP (Stone Polymer Composite) is the most humidity-resistant flooring option you can install in a Brevard County home, and it’s what we recommend for most living areas throughout the Space Coast.

Here’s why SPC LVP is built for our climate:

  • 100% waterproof core, not water-resistant, fully waterproof. Moisture cannot penetrate the plank itself, regardless of humidity levels.
  • Dimensionally stable, unlike wood-based products, SPC LVP doesn’t expand or contract with humidity swings. It holds its shape whether indoor humidity is 45% or 80%.
  • Works directly over concrete slabs, with proper moisture testing and a vapor barrier where needed, LVP installs directly on Florida’s concrete slab foundations without the issues that plague hardwood.
  • No acclimation risk, hardwood and engineered wood need 48–72 hours to acclimate to your home’s humidity before installation. LVP is far less sensitive to this, reducing installation risk.

The one caveat: Not all LVP is SPC. WPC (Wood Polymer Composite) and standard flexible vinyl are also sold as LVP but are less rigid and slightly more sensitive to temperature and humidity extremes. For Brevard County, always ask for SPC specifically.

Best for: Living rooms, family rooms, bedrooms, kitchens, laundry rooms, hallways, virtually any room in the house.

Porcelain is fired at higher temperatures than ceramic, making it denser and less porous, with a water absorption rate of less than 0.5%. In a Florida home, that number matters.

What to watch: Tile itself doesn’t fail in Florida, but grout can. Unsealed grout absorbs moisture over time, leading to cracking, staining, and mold in the grout lines. Always specify sealed grout for Florida installations, and reseal every few years.

Large-format tiles (24×24 or larger) with minimal grout lines are increasingly popular in Brevard County homes for this reason, fewer seams means less grout maintenance.

The tradeoff: Tile is hard and cold underfoot. In a Space Coast home where you’re barefoot year-round, that matters. Area rugs in lounging zones help significantly.

Best for: Kitchens, bathrooms, entryways, laundry rooms, sunrooms, and any room with direct outdoor access.

Cost: $6–$12 per square foot installed.


🥉 #3 Engineered Hardwood: Best Wood Look (With Conditions)

If you want the warmth and authenticity of real wood and are willing to manage the installation carefully, engineered hardwood can perform well in Brevard County, but it requires more from both the installer and the homeowner than LVP or tile.

Engineered hardwood uses a real wood veneer bonded over a layered plywood or composite core. That core is more dimensionally stable than solid hardwood, making it more resistant to humidity-driven expansion and contraction. When installed correctly, engineered hardwood can last 30+ years in a Florida home.

The non-negotiables for Florida installation:

  • Subfloor moisture testing before installation, concrete slabs must be tested and a vapor barrier installed if moisture levels are elevated
  • 48–72 hours of on-site acclimation, planks need to adjust to your home’s specific humidity level before being laid
  • Proper expansion gaps at all walls and transitions to allow for seasonal movement
  • Consistent climate control, a failing AC unit or extended power outage can cause cupping or buckling even in properly installed engineered hardwood

Our honest take: Engineered hardwood is a beautiful, high-value option for Brevard County living rooms and bedrooms with good climate control. It’s not forgiving of mistakes, but installed correctly by an experienced Florida flooring contractor, it’s a stunning long-term investment.

Best for: Living rooms, dining rooms, master bedrooms, dry areas with consistent AC and no moisture risk.

Cost: $7–$14 per square foot installed.


⚠️ Use With Caution, Waterproof Laminate

Modern waterproof laminate has improved significantly. Products from brands like Pergo WetProtect use sealed edges and treated cores that handle surface spills better than older laminates. In a dry bedroom or living room with consistent climate control, quality waterproof laminate can work in a Brevard County home.

However, it remains a calculated risk in Florida:

  • The HDF (wood-based) core is still moisture-sensitive compared to SPC or tile
  • “Water-resistant” does not mean “waterproof”, prolonged exposure, slow leaks, or sustained high humidity can still cause swelling
  • Not recommended for kitchens, bathrooms, or any room near a water source

The bottom line: If budget is the primary constraint and you’re installing in a dry, controlled room, waterproof laminate is acceptable. Everywhere else, the modest price difference to upgrade to SPC LVP is worth it.


❌ Avoid in Florida, Solid Hardwood

Solid hardwood and Florida humidity are genuinely incompatible for most homes. The wood expands when it absorbs moisture and contracts when it dries, and in our climate, that cycle happens constantly.

The results we’ve seen in Brevard County: cupped edges, buckling planks, gaps between boards, and squeaking floors. In severe cases, a single plumbing leak or storm event that goes unnoticed for 24–48 hours can destroy an entire solid hardwood floor beyond repair.

We don’t install solid hardwood in Brevard County homes. If you have your heart set on real wood, engineered hardwood is the right path, with the proper installation process described above.


The Humidity Survival Checklist for Any Brevard County Floor

Regardless of which flooring you choose, these practices protect your investment:

Always test subfloor moisture before installation, especially on concrete slabs. This 30-minute test prevents years of problems.

Install a vapor barrier between the slab and your flooring where moisture readings are elevated.

Service your AC annually, a functioning HVAC system keeps indoor humidity in the 45–55% range where most flooring is safe. A failing unit means uncontrolled humidity means floor damage.

Address leaks immediately, even a slow drip under a sink or refrigerator line can cause significant damage within 24–48 hours.

Use breathable area rugs with non-rubberized backings, rubber-backed rugs trap moisture against the floor and create mold conditions over time.

Seal grout in any tile installation at installation and reseal every 2–3 years.
